Party walls generally separate buildings belonging to separate owners and could include garden walls built on either side of a boundary - known as party fence walls.
The Party Wall Act 1996 relates to neighbour's building and potential problems that may arise - party wall disputes.
If your neighbour constructs an extension or new house next door or builds a beam, staircase etc, into the party wall, we will protect your property by providing a Schedule of Condition of your home and relevant legal documentation prior to works in order to identify defects which may arise as a result of the work. Your neighbour, under the Act will pay for our fees.
Consequently, if you propose to build something similar on your side of the property, then the same applies. Please note that you will be expected to pay for your neighbour's surveyor as well as your own.
This Act refers to works either adjacent or within three or six metres and the precise rules which apply will be diagnosed for you.
